Homeowners in Raymond, Maine were seeking help with their seasonal camp that had sinking floors. We installed SmartJacks, which are zinc-coated steel beams that offer maximum support for the home. SmartJacks will never rust like traditional lally columns. They can also be tightened over time to continue to ensure the floors above stay level. 

We installed SmartJack support posts in the customer's basement to stabilize and lift the sagging floor. First, we excavated small areas for the footings, poured concrete to create solid bases, and let them cure. Then, we placed the adjustable steel posts on the footings and secured them to the floor joists above. Finally, we adjusted the posts to provide the necessary support, leveling the floor and restoring stability.

Since 1967, this Arundel, ME, homeowner has lived in their home, and over time they have noticed their floors sagging more and more. With braces rotting and not wanting the problem to get worse, the homeowner called TC Hafford Basement Systems to book a free estimate. System Design Specialist John Wright met with the homeowner and worked with them to design a system that would meet the needs of the home and keep the homeowner safe.

The floor above needed to be braced and supported to level the floor and prevent sagging from happening in the future. SmartJacks were installed where needed with the addition of a new Supplemental Beam. SmartJacks can correct problems such as sloping and overly springy floors and out-of-level door frames. Because of the design of SmartJacks, they can be adjusted overtime as needed to compensate for changes in the home. SmartJacks are galvanized for corrosion resistance and can be used with the CleanSpace system if an area is plagued with high moisture or water issues. Now that the SmartJacks are installed, the homeowner is able to have a level floor without it feeling like a trampoline, and their home is no longer at risk of wall cracks or unsafe living conditions.

Homeowners in Peru, Maine had a dirt floor crawl space that was constantly damp and had caused their support beams to weaken, which in turn caused sagging in their floors above. The owners wanted to install a vapor barrier, and explore adding additional supports for the home. To encapsulate the crawl space, we installed our CleanSpace vapor barrier with drainage matting. CleanSpace seals out moisture and prevents mold growth, while drainage matting controls the groundwater beneath the liner. SmartJacks were added to lift and level the floors above, providing ample support for the home. SmartJacks are galvanized steel posts that are custom fit, and can be adjusted over time as needed. The zinc-coating on the SmartJacks protects them so they will never rust.

Westbrook, ME homeowners had major concerns over their bowing foundation walls, so they called TC Hafford Basement Systems for help. We installed StableLock Walls to repair the failing areas. StableLock is a concrete wall that is poured in front of the failing wall to prevent further shifting, and offer proper structural support to the home. Traditional foundation repairs involve lifting the home which is invasive and costly, but with StableLock Walls we can complete the repairs with no lifting of the home.
