Comment: We are currently under contract to buy a home in Prescott Valley (clay soil) that is a 1581 sq foot ranch style home on slab. A disclosure came with the home along with a structural engineer report of slab foundation cracking/settling to the south wall of the great room with a secondary crack a few feet back from the south wall. Slab cracking adjacent to the exterior walls, similar to what was observed at the south wall of the great room, was observed throughout the home. The structural engineer believes that the slab settled and the footings did not, which created the cracking. A general contractor had only leveled out the slab to the south side which included the entryway, livingroom, den, and bedroom. Some of the doors in the home are obviously misaligned a bit due to the slab movement. What would be the best technique as well as a ballpark estimate if we are to have something done that would permanently stabilize the slab. Being that the soil is clay based and moves it is our understanding that the leveling of the slab is only a temporary fix at this time. We have 3 more days of our "inspection" period before we need to make a decision to move forward with this home or walk away due to the slab issues. Thank you
