Comment: House was built in 1963-64. Dimensions: 24' x 38' (912 sq. ft.) single-story ranch Foundation: 18 creosote-treated wood pilings, approx. 10 inches in diameter - 16 pilings driven around perimeter, 2 pilings under chimney near center of slab Slab: Reinforced concrete (w/ rebar), approx. 10-12 inches thick. (Estimated weight of slab alone is approx. 110,000 lbs.) Special Notes: - Severe subsidence has caused our land to settle approx. four FEET since house was built. Settlement continues at rate of approx. 1/2 inch per year. A neighbor who had her house re-piled in 1993 had test borings taken for that job. Borings at on one end of her house showed 12 feet to refusal, while the end closest to our property showed 48 feet to refusal. The deeper side of land next to our neighbor's house had settled "only" two feet at that time. - The top sections of four of our 18 pilings had completely rotted out by 1993. At that time, friend who worked in construction and I replaced the rotted sections with marine cut-off pilings by: 1) cutting out the rotted section of each piling below the water line (after pumping out the water); 2) "toe-nailing" each piling cutoff into the good piling wood below the waterline, using rebar driven in at an angle from new the piling cutoff into the existing piling; and 3) driving oak wedges between top of each piling cutoff and the original piling cap under the slab (using sledgehammers). This "creative" repair restored vertical support to our foundation, but it provides no lateral support, so it is not an acceptable repair for our entire piling foundation. (If our house was supported entirely on piling cutoffs installed in this manner, I can only imagine what would happen if the wind blew too hard....) In any case, I am interested in a permanent repair for the pilings, which are now almost 50 years old....
