This 1980s, single-family home had a stem wall that was showing signs of failure. The stem wall on each side of the garage door is giving way and literally crumbling away to dust. The East side has a pretty big chunk ready to break away with a visible crack inside the garage. When moisture gets to the rebar inside the concrete it causes it to oxidize. As a result, the concrete begins to crack and crumble.

The Homeowner of this early 2000s Chandler home noticed horizontal cracking in their stem well. The horizontal cracking was caused by the existing rebar becoming oxidized and damaging the surrounding concrete.
