Stabilizing Foundation in Milton Mills, NH

Homeowners from Milton Mills, NH reached out to TC Hafford Basement Systems for a free estimate to address their basement concerns. They felt their foundation and lally columns were starting to fail and wanted to restabilize everything, as well as waterproof the area to address the moisture in their basement and separate crawlspace. We came up with a plan to address each area's needs given the conditions in each space.   For their crawlspace we first installed CleanSpace with Drainage Matting to encapsulate the area. Drainage Matting is a durable barrier with dimples to help channel water and elevate the CleanSpace, keeping it clean. CleanSpace is a durable, inorganic vapor barrier that gets attached to the walls and seals up the crawl space, keeping moisture out. SprayFoam was installed on the rim joists and walls to insulate the area, keeping cold air out during the winter, making the space more comfortable, and saving the homeowner money on their energy bill. Finishing out the full waterproofing system of the crawlspace was the installation of a SaniDry Sedona dehumidifier which allows the basement to be kept at a safe humidity level all of the time.   For the basement area we needed to address the foundation issues with StableLock Wall System. StableLock uses modern concrete forming and shoring techniques to fill the voids of the existing wall and stabilizing it to leave a smooth wall. Traditionally, a failing foundation would be repaired but lifting the home and a new foundation being poured. The homeowner would have to move out for a period of time and the costs can be astronomical. With StableLock, the homeowner never has to leave the home and they can save money all while getting the benefit of a new foundation wall. Now that StableLock has been installed, the homeowner and their family can live in their home without being concerned that their safety is at risk.

Bethel, Maine homeowners were experiencing ongoing moisture issues in their basement, which in turn led to failing floor joists. The floors above were sagging and needed support. We installed SmartJacks, which are zinc coated steel posts custom fit to immediately lift and level the floors above, providing more than enough support for the home. SmartJacks will never rust like old lally columns. To address the moisture, we also installed a SaniDry Sedona high efficiency air system. The SaniDry Sedona controls the humidity to a healthy level, and also has a MERV8 filter to handle allergens like dust and mold spores.

StableLock Saves a Failing Foundation Without Lifting the Home

Over time, stone foundations begin to break down, allowing for gaps to form that allow in water, creating a breeding ground of high humidity and mold growth. Gaps in a foundation can also lead to shifting, which creates an unstable foundation that could potentially ruin the health of a home and lead to damage if not properly fixed. Typically, a failing foundation would have to be replaced by lifting a home and pouring a new foundation. This would involve the homeowner moving out of their home for a period of time and having to make extensive changes to plumbing and electrical during the lift. StableLock by TC Hafford Basement Systems saves the current foundation and prevents the homeowner from having to go through the trouble of lifting their home.   This Shapleigh, ME, homeowner had a failing foundation that was allowing water in and creating an unhealthy home environment. This has been their home for over 40 years, and it was important to them to fix the situation promptly. The homeowner called TC Hafford Basement Systems and System Design Specialist Michael Penna met with the homeowner for a free estimate. Michael Penna and the homeowner worked together to design a system that would save the existing foundation and protect the homeowner from having to move out of their home for repairs. The StabeLock system features a new foundation wall that is poured and secured to the existing failing wall. This not only saves the homeowner from extensive home renovation but can be finished in as little as two days without disrupting the home, all while saving the homeowner money. The homeowner is able to rest easy now knowing that their home is protected and their foundation won't cause them anymore issues.
