Homeowners from Milton Mills, NH reached out to TC Hafford Basement Systems for a free estimate to address their basement concerns. They felt their foundation and lally columns were starting to fail and wanted to restabilize everything, as well as waterproof the area to address the moisture in their basement and separate crawlspace. We came up with a plan to address each area's needs given the conditions in each space.

For their crawlspace we first installed CleanSpace with Drainage Matting to encapsulate the area. Drainage Matting is a durable barrier with dimples to help channel water and elevate the CleanSpace, keeping it clean. CleanSpace is a durable, inorganic vapor barrier that gets attached to the walls and seals up the crawl space, keeping moisture out. SprayFoam was installed on the rim joists and walls to insulate the area, keeping cold air out during the winter, making the space more comfortable, and saving the homeowner money on their energy bill. Finishing out the full waterproofing system of the crawlspace was the installation of a SaniDry Sedona dehumidifier which allows the basement to be kept at a safe humidity level all of the time.

For the basement area we needed to address the foundation issues with StableLock Wall System. StableLock uses modern concrete forming and shoring techniques to fill the voids of the existing wall and stabilizing it to leave a smooth wall. Traditionally, a failing foundation would be repaired but lifting the home and a new foundation being poured. The homeowner would have to move out for a period of time and the costs can be astronomical. With StableLock, the homeowner never has to leave the home and they can save money all while getting the benefit of a new foundation wall. Now that StableLock has been installed, the homeowner and their family can live in their home without being concerned that their safety is at risk.

Over time, stone foundations begin to break down, allowing for gaps to form that allow in water, creating a breeding ground of high humidity and mold growth. Gaps in a foundation can also lead to shifting, which creates an unstable foundation that could potentially ruin the health of a home and lead to damage if not properly fixed. Typically, a failing foundation would have to be replaced by lifting a home and pouring a new foundation. This would involve the homeowner moving out of their home for a period of time and having to make extensive changes to plumbing and electrical during the lift. This has been their home for over 40 years, and it was important to them to fix the situation promptly. Michael Penna and the homeowner worked together to design a system that would save the existing foundation and protect the homeowner from having to move out of their home for repairs. We installed StableLock Walls to stop any further shifting from the original walls. StableLock is a poured concrete wall that does not require excavation or lifting of the home, keeping it a cost effective and less intrusive option for homeowners. 

We installed SmartJack support posts in the customer's basement to stabilize and lift the sagging floor. First, we excavated small areas for the footings, poured concrete to create solid bases, and let them cure. Then, we placed the adjustable steel posts on the footings and secured them to the floor joists above. Finally, we adjusted the posts to provide the necessary support, leveling the floor and restoring stability.
