Egress Windows Brighten Spring Lake, MI Finished Basement

Anita and Tim contacted us when water started accumulating in their finished basement from their existing egress window. The couple had no sump pump in place which meant that incoming water had no drainage outlet. Standing water continued to do damage to their finished basement. While an egress window is required by law in a basement bedroom, it also brings in much needed light into an otherwise dark basement. However, if installed incorrectly or without waterproofing considerations, these windows serve as yet another entry point for water and moisture. We installed two egress windows for the family. The accompanying window wells are made up of one piece so it will not collapse from backfill or allow water to leak through the well walls. It is also engineered for safety and includes a built in ladder for easy escape.

Getting Rid of Moisture and Cracks in this Spring Lake Basement

Harvey was getting a small amount of water and moisture in his basement through some cracks in the foundation. He wanted all of the problems fixed and called us to see about his options. We used the SaniDry XP dehumidifier to continuously blow dry air throughout the basement to eliminate the moisture and humidity as well as filtering the air. For the cracks, we used CarbonArmor which installs quickly and does not impact future basement wall finishing. It is made up of flexible carbon fabric straps that are attached to the wall with a high strength resin. Lastly, we installed the Basement to Beautiful Insulated Wall Panels. These prepare your wall for finished wall paneling and prevent cold spots in your basement.

Leveling Out a Pentwater, MI Floor with SmartJacks

This summer cottage was dealing with a serious sinking problem. Not long ago, the floor had begun settling. When this happened, the owners called a contractor and had the floor jacked up and leveled out. But after noticing a few strange occurrences – doors sticking closed, a slight slope to the kitchen floor – the owners became convinced that the problem had returned and was worse than ever. When the system design specialist arrived, he confirmed their suspicions and also noted that the structural joists were decaying.

To repair the floor and keep it leveled for good, the crew decided to replace the jacks and reinforce the joists. Instead of the wood beams, the crew installed galvanized steel beams and attached them to the failing joists. The steel will provide extra support for the floor and won’t erode from the moisture so often found in crawl spaces. Next, they replaced the old jacks with our SmartJack system and boosted up the new steel support beams and the floor along with them. SmartJack’s ability to hold over 60,000 pounds make us confident that this will be a permanent solution for this cottage.

Standing Water is Not an Issue Anymore for this Lakefront Home

Whiney had inherited a Pentwater home from her aunt. She only lives there in the summers and noticed this summer that there was a large amount of water entering her basement. The sump pump she had was not keeping up causing standing water in the unfinished basement. She wants to someday pass this lakefront home onto her kid and have it last generations- but before that was possible, she needed to address the water situation. 

We installed a perimeter drain, called DryTrak, to collect the water that comes in through the foundation walls and send it to the sump pump. This particular drain system gives a clean, finished appearance of a baseboard. The TripleSafe sump pump we installed for her provides 3 levels of protection to the home and peace of mind to the home owner. To keep the basement from flooding in case of frozen pipes in the winter months, installed the IceGuard which gives the water a second escape route and ensures that the water the sump pump is sending out remains outside your home. We also installed the SaniDry XP to keep the basement dry and filter the air for mold spores, odors, or dust. To help ensure the basement was dry, we installed the CleanSpace Wall vapor Barrier. This wall system gives a nice clean look while also keeping moisture out of the basement. Lastly, to keep the home supported, we installed SmartJacks. These steel posts are adjustable at any point in time, if the home needs it, which provide a permanent solution to sagging floors.

 

 

Shotcrete Stabilizes Pentwater, MI Home

Greg's foundation was being held up by a few pieces of wood and some nails. The old block foundation was falling apart, so he called Ayers for an inspection. Our crew knew right away that shotcrete would be the perfect solution to Greg's problem. Shotcrete is a sprayable concrete that stabilizes foundation walls and fills any holes that let in unwanted water or air. It's applied through a high-pressure hose. The extra air propelling the concrete out is what makes the shotcrete able to be applied to vertical and sloping surfaces. Greg was grateful that his foundation was fixed and the integrity of his home was restored.
