 This home in Blanchard, MI was over 100 years old, and the basement looked like it. With a mixed stone and brick walled foundation and a dirt floor, the space was letting in some water, and was far from inviting. The homeowners contacted us to waterproof the space and make it a more pleasant area.

We first addressed the sloped wall in the basement and stabilized and smoothed it with Shotcrete. Shotcrete is concrete that is applied by spraying it through a high pressure hose. This reinforces that wall and provides stability, while also creating a nice smooth surface.

Next, we installed a perimeter drainage system connected to a sump pump in the basement. This allows water to be collected and then rerouted to the SuperSump so that water can be pumped out of the basement. The final step of adding a poured concrete floor dramatically improves this space and makes it more functional and more inviting.

The call from this listing agent was no different. The house was going up for sale, but it had two cracks in the foundation that she wanted to have taken care of first. When our team needs to repair smaller cracks in basement walls like these, we use FlexiSpan sealant. The sealant is double layered, with the first being injected into the crack to seal it up permanently - no matter how the wall shifts or moves over the years. The layer on top of that is a drainage layer. Any water that does somehow permeate the initial seal will be directed to the new drainage point that the team installed at the foot of the wall; You can see the darker shade of fresh concrete where the system was installed in the after photo.
