Waterford, MI Garage Sinking & Cracking Severely

Scott A. from Waterford, Michigan called HomeSpec to repair his sinking garage. The garage's foundation was settling into the soil which was causing separation from the home and severe cracking. Scott also wanted some concrete repaired while we were there. 

Project Manager Keith Brown knew we could combat this issue by installing Helical Piers below the foundation. Foreman Ryan Loop and his crew got to work installing the piers to stabilize the foundation and stop the sinking. They were also able to lift the foundation back to its original position. Crack Tech Ryan Bonacorsi was then able to permanently seal the cracks in the walls. 

At the same time, Concrete Specialists Devin Parker and Alex Lofgren were working on repairing Scott's concrete. They used the PolyLevel method, a cost-effective and less-abrasive method for leveling concrete. This works by injecting polyurethane rigid foam below the concrete slabs. As the foam expands, the concrete is lifted into place. It was a quick and easy installation! 

Crumbling Crawl Space Foundation Repaired in Waterford, MI

SmartJack® Lifts and Stabilizes Sagging Floors in Highland, MI Home

Have you ever been worried about your house falling apart? Many people reach their breaking point before their home completely breaks down. In this case, a homeowner in Highland, MI could no longer stand the symptoms of settlement plaguing their home. Some of the signs the home was settling included cracks in the walls of the garage and bedroom, floors sagging and sloping, and doors and windows had become difficult to open. The homeowner was mostly concerned that the beam in the garage under the bedroom would worsen and the results would be catastrophic. After looking inside and outside, Mark recommended using using two SmartJack® posts to stabilize the beam in the garage instead of the singular one already installed. He also recommended using three SmartJack® posts in the crawl space to offer more support throughout the house and address other problem spots. The crawl space could also benefit from being insulated using SilverGlo™ and then encapsulated using CleanSpace® to reassure other worries about moisture and mold. After listening to Mark’s presentation, the homeowner was prepared to move forward with HomeSpec’s repairs. Two teams led by foremen Jim and Fred installed the products. They kept the homeowner informed as repairs progressed and did a walk-through to review the completed work. The homeowner was happy to see their home in better condition.

Marine City, MI Home's Main Beam Compromised by Mold, HomeSpec Installs Reinforcements

A family in Marine City, MI was renting their home to another family member. This tennant had gone into the crawl space and quickly became aware of a burst pipe along one of the walls. There were puddles throughout the crawl space and the insulation had been damaged as well. The family wanted to have the home evaluated by a professional for things like mold and wood damage. They reached out to HomeSpec Waterproofing and Foundation Repair to get this process started.


One of the senior project managers, Zach, inspected the entirety of the crawl space and returned to the family. He shared the unfortunate news that the mold had compromised the integrity of the wood in the crawl space, including the main beam. The family was alarmed by this information and prepared to have it handled immediately. Zach suggested HomeSpec get rid of the mold using Mold-X2. He also suggested that instead of replacing the damaged beam, HomeSpec install a steel beam along side the wooden one and use steel SmartJack® support posts to reinforce the home. The family accepted this proposal and they were happy with the decision as soon as the work was completed.
