Basement Systems of New York

These homeowners contacted Basement Systems of New York to see what could be done to take care of their basement to get it in tip-top shape before selling it. They knew with it having an old dirt floor that would get water consistently they would either need to take care of the issue before selling their home to create a value proposition for the buyer or take a large sum of money off. Because of this, they decided to be proactive and take care of the issues before selling their home. In doing so they can now guarantee to get the most return on their investment possible. For us to take care of their water, foundation, and floor problems, we dug their floor four inches down, we then installed eight precast footings, all of which our SmartJack systems would sit on top of. Once this was completed we started to install our patented FlowGuard waterproofing system along the perimeter of the basement, which was then tied into our SuperSump plus. Finally, before laying our new concrete slab we installed our CleanSpace vapor barrier on their walls. By installing our patented systems we able to address the major concerns that the current homeowner had for himself and his family while they continued to live in the home, but more importantly to them they were able to address obvious issues that they knew would stop them from being able to sell their home in the foreseeable future.        

Our clients faced water infiltration issues due to a hill behind their house and a pool with a retaining wall. Heavy rains and rising water tables flooded the mulch beds, causing water to seep beneath the pool liner and into the basement. Unsure if the retaining wall needed replacement, they also had a leaking Egress Window. To address the problem, we excavated around the foundation, removed the Egress Window, and constructed a new footing. After installing a frame for a new door, we applied a comprehensive waterproofing system and installed a Schedule 35 pipe for gravity discharge. Finally, we waterproofed the interior of the foundation. Since completion, the homeowners haven't experienced any water penetration issues. They're pleased with the investment in their home and resolution of the problem.

A few months ago, a concerned homeowner reached out to us with a serious issue. Their garage, which housed a car lift, was showing alarming signs of distress. The back wall had started leaning away from the home, and to their shock, the car lift had sunken and collapsed the garage floor. After repairing the floor, they hoped their troubles were over. But the back wall continued to lean, and they knew it was time to call in an expert.   Upon inspection, we discovered several cracks in the foundation, revealing a more significant issue: the home wasn’t just sliding down the hill—it was also settling.   To address these problems, we carefully installed seven Stabil-Loc push piers underneath the foundation—four along the back wall and three on the side. These piers allowed us to lift, level, and support the home, effectively stopping the settlement.   But our work didn’t stop there. To prevent further movement, we ground down the foundation’s surface and applied SRS carbon fiber strips in both bidirectional and unidirectional patterns, using epoxy to bond them securely. Finally, we parged the wall, protecting the foundation and carbon fiber strips from sunlight, ensuring the system would hold up over time.   Since the installation, the homeowner has noticed everything is level again. Most importantly, they’ve regained their peace of mind, knowing their home is secure and stable once more.

This homeowner was concerned with the structural integrity of two of their two bungalows. They believed that the bungalow's headers and footers of their foundations needed to be repaired, as the bungalow's in question had sunken. Because of what was occurring with the structures and previous projects that we had performed for other clients in the near vicinity, they contacted Basement Systems of New York to figure out what was going on. Upon our Specialist finishing his inspection, he was able to confirm their thoughts. Due to how thorough our Specialist was during their consultation, they wanted us to complete the project for them. To take care of the issues at hand, we started digging down approximately four feet to install our sono-tubes. Once our sono-tubes were fully installed we poured our concrete on top of them to create our new poured footings. These footings would be the base for our SmartJack support systems with steel i-beams. After installing our support systems, we then sistered all of the floor joists of the bungalows. By applying these systems, we were able to lift, level, and stabilize the two bungalows.  During the project, the homeowner could see an improvement in the structural integrity of the bungalows from us just applying our temporary supports. After lifting, leveling, and supporting the structures, they saw a tremendous change. Overall this homeowner could not have been any happier with how their project turned out. Because, of our help, they now can live in their home year-round without the fear of it falling down. More importantly than anything we were able to restore peace of mind back to them.
