Crawl Space Repair in Chatham, ON
The homeowner called Advanced Basement Systems because he wanted to use his crawl space for storage but had concerns about ongoing water flooding and high humidity.
The crawl space was partially done including full exterior wall insulation with vapour barrier and a rough concrete floor. Upon inspection it was clear the fiberglass insulation contained high levels of water and mould growth.
Advanced Basement Systems removed all the insulation and vapour barrier before starting the repair process. A new sump pump system and drainage was added to reduce the water entering the home. Encapsulation of the crawl space was next using Clean Space and spray foam to seal the area and provide the needed insulation to keep the crawl space conditioned. It is important to note, spray foam needs to be include in the header area (above the foundation wall), but not in the floor joist and subfloor area. A thermal barrier was required over the spray foam because the furnace was located in the crawl space. This was achieved with the use of paint-based spray called DC315. The final step of the project was to install an efficient, high-performance dehumidifier that will dry the space and keep it that way in the future.

The owners of the home wanted to update the crawl space to help improve the comfort in the living areas of the home. The work included full encapsulation of the crawl space and spray foam insulation along all exterior walls.
Building code requires a thermal barrier over spray foam insulation in any interior space of a building that is heated or used as living space. This is a fire safety requirement to protect against ignition and heat spread. Areas like crawl spaces, attics, and rim joists often have exceptions, but a thermal barrier is required if these spaces are used for storage or if they have air ducts connected to the living space.
