Chris P. was struggling with the area outside of his detached garage in Hudson, Florida. Every time it rained, water would pool up on the concrete pad and seep into the garage. Frustrated, he called LRE Foundation Repair for the solution. LRE inspected the area, determined poor grading was the main cause, and designed a solution by installing a new drainage system, including French drain. This system is quite common and works to filter water away from the affected area and disperse it back out into the yard. Once complete, everything is buried underground and the homeowner was pleased with the clean look and his flooding problems solved. 

This homeowner located in Dunedin, Florida called LRE after growing concerns about the fast-advancing stairstep cracking on their home. Over the past year, the homeowner began noticing the cracks getting longer and wider. LRE installed piers under the footer of the home to permanently stabilize the foundation while working to close those noticeable gaps on the exterior of the home. The homeowner can now be at ease knowing their foundation is permanently stabilized for years to come. 

A condominium association in Dunedin, Florida contacted LRE Foundation Repair after receiving complaints of structural damage and sagging floors in a few of the units. LRE worked closely with engineers, inspecting the buildings and accompanying crawlspace. They noted that over-exposure to the elements and foundation settlement were the main cause of rotten wood joists, mold, damaged insulation, and water intrusion. LRE then custom-designed a solution using SmartJacks and its Crawlspace Encapsulation System, which together would control moisture, air flow, and stabilize the structure. SmartJacks are made of galvanized steel posts that are custom-fit and adjusted to lift foundations back level, while the Encapsulation system dries up the area and prevents and protects from future damage. Once the job was complete, the association was thrilled at the look of the new, clean crawlspace and relieved its residents could rest easy.
