Geo-Lock Anchors Fight Soil Pressure in Grayling, MI

The mother and daughter-in-law of this Grayling, MI home called after they noticed the large horizontal crack running down the center of their basement wall.  Large horizontal cracks like the one seen in the before picture are one of the common signs that a wall is bowing inwards. The plates in the after photo, that partially cover the crack, are one of the ways the Ayers crew stop the bowing motion. Steel rods are connected to the center of the plate and extend to Earth anchors placed outside of the home in more distant and dependable soil. The anchors will pull tight on the rods to counter the pressure of the expanding soil and keep the wall from collapsing on itself. With our Geo-Lock Anchor system in place, both mom and daughter can rest easy without fear of any more problems occurring to their foundation.

Grayling, MI Foundation Gets an Upgrade

Hate squeaky floor boards? So do we, and at Ayers Basement Systems, we use effective solutions to make your home a dream home. One home in Grayling had that same problem and they called for our help. We drove to their home and installed SmartJacks. The SmartJack is a support system used to stabilize and level the floor joists in a crawl space. This system can support up to 60,000 pounds. The SmartJack system is placed on strong concrete fillings that have replaced the soil in that small location underneath the SmartJack. Now this home is squeak-free.

Bowing Wall Straightened & Strengthened in Grayling, MI

Randall called to address a 3/4" crack in the block wall of his basement. When a wall starts bowing to the degree that cracks this large open up, you start to wonder just how long it well be before the wall completely fails. The good news for Randall was that there is an easy fix that will not only keep the wall from getting worse but can potentially straighten the wall over time. 

With our wall anchor system, Geo-Lock earth anchors are burried in the ground away from the foundation wall on the exterior of the home and are then connected to low-profile steel wall plates on the interior of the home by a steel rod. This holds the wall in place and can even be tightened over time during dry periods to potentially straighten the wall until it reaches its original position. These anchors worked great for this basement because obstructions like pipes and conduits are not generally obstacles to the installation and the only impact on the interior of the home is a 1" hole that is drilled in the basement wall for the steel rods.

Foundation Repair in a Grayling MI Basement

Tim found a horizontal crack in his basement wall and wanted to make sure it was stabilized so that his home would be safe. CarbonArmor was used to keep the wall from moving further. It is made of fabric straps that are attached to the wall with a strong resin. These install quickly and do not involve any excavation! 

Healthy Crawl Space in Manistee, MI

The crawl space in any building is often ignored yet, it affects your home's air quality, temperature, and foundation. Those smells, uneven floors, and cracks in the wall could stem from an under-supported and wet crawl space. Taking care of your crawl space can restore and uplift the overall quality of a home. 

In this home, we installed Clean Space technology and the Smart Jack system. Clean Space is a 20-millimeter thick plastic lining that is water and mold resistant. The before photo shows a crawl space covered with a generic plastic cover; this "fix" does not prevent outside air from getting in or reject the growth of mold spores. However, our Clean Space technology provides an airtight seal that stops moisture from getting in.  

To support the foundation of the home, 3 Smart Jacks were strategically positioned in the crawl space. Smart Jacks are needed when the soil, that a home sits on, can no longer support the weight of the home and or the foundation has been eaten by mold. Clean Space provides a permanent solution to the water damage while the Smart Jacks permanently fix the issue of weak soil because they dissipate the weight of the home by using more surface area (soil) to hold up the home.
