Spray Foam & Vapor Barrier Upgrade for 180-Year-Old Crawl Space
Mike and Denise, owners of a beautifully maintained 180-year-old home in Concord, MI, wanted to improve the condition of their crawl space, which had long been a source of frustration due to its unpleasant environment. They contacted Ayers Basement Systems and we created a custom solution including spray foam insulation, dimple board for drainage, TerraBlock™ for added insulation, and CleanSpace® vapor barrier for full encapsulation. SentrySeal Eliminated Water Seepage in Lake City, MI Home
These Lake City, MI homeowner was experiencing water seepage at the footing of one of the walls in the home. In order to seal off the cracks that were allowing water to leak in, we needed to install the SentrySeal system. We first had to remove two feet of soil outside of the problem wall in order to install the SentrySeal membrane around the bottom of the footing to seal the imperfect joint between the wall and footing. This specialized membrane was placed over insulation panels on the wall, which created a tight seal to prevent water from seeping into the home.
Waterproofing a Basement in Fife Lake, MI
Scott called with a multitude of problems in his basement, the largest of which was water. We installed a full waterproofing system that included replacing the old, open sump pump (being uncovered exposes it to damage risk and debris) with a top of the line TripleSafe sump pump, which will keep the basement dry.
SmartJacks Save a Fife Lake, MI Sagging Floor
We received a call from these Fife Lake, MI customers because the joists in their cabin crawl space were rotting. When the cabin was raised years ago, the crawl space foundation was redone, and the joists hadn’t seen any repairs since. As you can see in the before pictures, time hadn’t been kind to the wood. The after photo shows where the crew reinforced the failing joists with galvanized steel beams. After the joists were fully supported, the crew installed our SmartJack system. The SmartJacks work just like normal jacks and were able to lift the sagging floor. Rotting joists won’t trouble this crawl space again.
Keeping Floors Stable and Air Breathable
Pat and Arden are retiring in their forever home but they have recently noticed it is hard to breathe the air in the home and they are worried it is mold. Upon inspection, not only did we have the perfect solution to their mold problem, but we found that their floors were not properly supported. To support the floors, we installed SmartJacks which will keep them level. To address the other issue, we started with CleanSpace Crawl Space Vapor Barrier which is a thick and durable waterproof liner. It prevents humidity, water vapor, and pests from entering the space. We also installed the SaniDry Sedona which dries out the space by blowing dry air throughout.
