Repairing a Sagging Crawl Space in Concord, MI with SmartJacks

We answered a call from a homeowner in Concord, MI, who noticed his crawl space was sagging. His support structures were failing, so he called Ayers for professional help. Our crew concluded from an inspection that SmartJacks would restore the safety of his home. SmartJacks is an adjustable supplemental support system used for sagging crawl spaces. It will lift the failing floor joists or beams, restoring them to their original positions. The steel columns are attached to a steel beam above and will rest on a solid base in the subfloor. Supporting a Rotting Joist with SmartJacks in Fife Lake, MI

Ron called because there was a 3x5 area in the crawl space - the area under the chimney - where the floor joists were rotting through. We added new supports to the existing joists and bolstered the whole area with two SmartJack crawl space support posts.

We received a call from these Fife Lake, MI customers because the joists in their cabin crawl space were rotting. When the cabin was raised years ago, the crawl space foundation was redone, and the joists hadn’t seen any repairs since. As you can see in the before pictures, time hadn’t been kind to the wood. The after photo shows where the crew reinforced the failing joists with galvanized steel beams. After the joists were fully supported, the crew installed our SmartJack system. The SmartJacks work just like normal jacks and were able to lift the sagging floor. Rotting joists won’t trouble this crawl space again. 

A Permanent Solution to Bowing Walls in Fowler, MI

After the homeowners noticed the stair steps cracks in the before photo on their basement walls, they called us looking for a solution. This was the second time in the last 3 years that they had searched for a bowing wall solution and this time they wanted it to be permanent. Our crew delivered with the Geo-Lock Anchor System in the after photo.

The system stops the bowing motion by countering the pressure being put on the foundation walls. As soils expand, they push the wall inwards. But Geo-Anchors hold the wall in position so it can’t bend anymore. The actual anchors are placed about 15 feet from the home and are connected to the wall plates in the after photo by steel rod tiebacks. Soil pressure put on the walls won’t cause any more movement, and in due time, the walls may even return to their upright position. 

CarbonArmor Preventing Wall Failure In Fowler, MI

When walls are starting to have settlement problems, they start to move.  This can be very catastrophic if left untouched.  Our customer chose to do some preventative maintenance by adding some support to each wall.  Using CarbonArmor, we are able to help stabilize bowing walls.  On top of the walls, we connect the CarbonArmor to ArmorLock straps that provide supplemental support to existing top wall connections, preventing the walls from leaning.  This helps to keep all of the applied walls nice and stable!
