A home in Macomb, MI was on the market so the current homeowner could move closer to family. Unfortunately, one accepted offer was rescinded after a home inspector found moisture and mold in the crawl space. The homeowner did not want to risk this happening again and decided to have the crawl space repaired. They called HomeSpec Waterproofing and Foundation Repair for a free inspection and estimate.

Zach, a senior project manager for HomeSpec, did his own inspection so the crew would be properly prepared if the homeowner decided to move forward with the company. He saw the mold and moisture issues previously pointed out and investigated the scope of the damage. Zach then created a repair plan and brought it to the homeowner for consideration. He recommended using Mold-X2 to prevent mold growth before installing products to prevent moisture. These products would be the SmartPipe™ perimeter drainage pipe and CleanSpace® encapsulation. The homeowner agreed to this course of action. The HomeSpec crew that installed this project was led by foreman Jon. The homeowner was very happy with the final results!

A HomeSpec customer in Saint Clair Shores, MI experienced two winters in their new home and knew something had to change. The cold floors were unbearable, the $400 monthly utility costs were frustrating, and the sound of the sump pump turning on every eight minutes was annoying. Enough was enough, and the homeowner wanted to check the crawl space project off of their to-do list. They reached out to HomeSpec Waterproofing and Foundation Repair for a permanent solution.

Zach, one of HomeSpec’s senior project managers, visited the home to provide a free inspection. While in the crawl space, he took measurements and notes to asist in detailing the true scope of the problem. Zach then spoke with the homeowner and confirmed that the moisture in the crawl space was contributing to the uncomfortable symptoms they had been dealing with. He proposed installing SilverGlo™ insulation and CleanSpace® encapsulation to fight moisture and temperature issues. The homeowner agreed to this plan and worked with the HomeSpec team to decide when a crew would install these products. They were happy with the finished results!

Our crew encapsulated a crawl space and installed an interior drainage system. 

These homeowners live on a lake in Chesterfield, Michigan and have a crawl space that often floods. This is a common problem with lakeside homes since they're so close to the water. After the most recent flood, their only two sump pumps died (after not being able to handle the high amount of water), and their vapor barrier was ruined. 

To give these homeowners peace of mind, our crew of professionals installed drainage matting and a vapor barrier to encapsulate and waterproof the crawl space. We also installed two new sump pumps - powerful enough to discharge thousands of gallons of water per hour. This system will prevent flooding and control the high water levels near the lake, so these homeowners can relax and enjoy their beautiful home!

Amy C. in New Baltimore, Michigan contacted HomeSpec because she knew she had problems in her crawl space. The floors above would sag which indicated that she needed better support. They encapsulated the crawl space with the CleanSpace System to seal off from moisture, air leaks, and water intrusion. Brand new vent covers were also installed. A SaniDry Sedona Dehumidifier was installed to manage the humidity and maintain it at a healthy 55%. 

To solve the support issues, our SmartJack Support Posts were installed to level and stabilize the foundation. To prevent further settlement, these are installed on a sturdy base for a permanent solution.
