Rotting Crawl Space Support Posts Cause Sagging Floors in Marine City, MI

These homeowners in Marine City, MI contacted HomeSpec because their floors were sagging. Their mobile home sat on a crawl space and we suspected faulty support posts were leading to the saggy floors since we see it often. 

Sure enough, during the inspection, rusting and rotting posts were discovered. It's crucial to have sturdy support in the crawl space to prevent issues like this from occurring and worsening. So to solve this problem, our crew replaced the posts with our SmartJack Support Posts to raise and level the floors above. 

The homeowner also wanted the crawl space encapsulated, so we sealed the walls and floor with the CleanSpace Vapor Barrier to keep it as healthy as possible.

Sagging Floors Lifted and Crawl Space Encapsulated in Smiths Creek, MI

A Smiths Creek couple moved into their home in late 2022. Since then, they had noticed sagging floors on the main level of their house. It was apparent that water was getting into the crawl space and there was also water pooling around the outside. It was important to the homeowners that a professional company install supports and waterproof their crawl space so they could eventually renovate the main floor. Zach, a senior project manager for HomeSpec, accessed the crawl space and investigated its condition. When he emerged, he met with the homeowners to discuss a repair plan. Muddy, Stinky Crawl Space Waterproofed in Lexington, MI

Most people don't know much about what goes on in their crawl space. It's a small, dark place that no one wants to venture into. But when awful smells start wafting up from the crawl space and into your home, it's quite alarming. These homeowners in Lexington, Michigan experienced just that.

Because they live near water, their crawl space was very wet and muddy. They had a makeshift "vapor barrier" in place which was actually just some tarps on the ground/walls that were only making the problem worse. With the water and humidity, mold began to grow. This created a foul stench that could be smelled throughout the entire home. Mold comes with many other health concerns, so the homeowners wanted the problem properly taken care of - so they called HomeSpec. 

Most importantly, the mold needed to be removed so we used our Mold-X2 to clean the contaminated surfaces. The crawl space had obvious water issues, but encapsulation alone would not be enough. The crawl space needed a waterproofing system as well - a perimeter drainage system connected to a powerful sump pump. This would control the ground water and funnel it away from the home, preventing a flood.

Then the walls and muddy ground needed to be sealed with a CleanSpace encapsulation system. The vapor barrier blocks water vapor from entering the crawl space and paired with a dehumidifier that controls the humidity in the air, also prevents mold growth and musty smells from occurring. This system includes vent covers to prevent cold air from entering in the winter (and drifting up into the home) and to prevent hot, humid air from entering in the summer (and bringing in moisture). 

Musty Crawl Space Insulated and Encapsulated in Fort Gratiot, MI

A homeowner in Fort Gratiot, MI was struggling with moisture in the crawl space of their house, built in 1940. New Crawl Space Access Well Installed in Port Huron, MI
