Sinking Garage Floor PolyLeveled in Oakland, MI

These homeowners contacted HomeSpec to have their concrete garage floor repaired - it was sinking so bad that there were large gaps between the floor and the wall. It was quite unsightly!

Our crew used PolyLevel to permanently raise the slabs back into place. We also sealed all of the joints with our NexusPro joint sealant - leaving the garage floor looking brand new. The sealant protects the concrete from soil compaction and washout to prevent more sinking! See more photos here.

Detroit, MI Driveway Lifted and Leveled in Preparation for New Garage

A Detroit, MI homeowner originally reached out to HomeSpec Waterproofing and Foundation Repair due to water entering their basement during heavy rain events. A senior project manager named Jeremiah went out to the home for a free inspection, where he discussed concerns and goals with the homeowner. After receiving the quote, they needed time to evaluate their options. Later that year, the homeowner reached out to HomeSpec again; however, they now wanted to get a quote for concrete leveling as well. They were preparing to install a garage and wanted their driveway fixed in advance. Another project manager, Jim, visited the home to evaluate the driveway where they wanted to level the area. Once this inspection was complete, Jim spoke with the homeowner about both the waterproofing and concrete leveling repair plans. They agreed to move forward with both projects and scheduled crews to begin the work.


For the concrete leveling and repair portion of the work, there were three main steps. The first step was to cut through the joints of the concrete slabs and drill small holes through to the underside. This would allow for step two, to inject PolyLevel® Injection Foam and lift the concrete to an even level with the other slabs. Finally, the crew could seal the cracks and joints using NexusPro sealant. This combination of products would keep the driveway even and protect it from sinking further. The work was led by foremen named Domonique and Fred.

Return Customer Wanted Damaged Driveway Repaired in Detroit, MI

A homeowner in Detroit, MI had worked with HomeSpec Waterproofing and Foundation Repair in 2022 to level part of their driveway. A couple of years later, they decided to reach out once more. Not only was the concrete driveway cracked but grass and other plant life had grown through those weak spots. Worse of all, the slabs in the driveway had started rocking when driven over. The homeowner was prepared to have the rest of the driveway repaired and welcomed a HomeSpec project manager to inspect the scope of the work.


The project manager explained that the work would be similar to the work done back in 2022. The crew would clear away the plant life and then level the concrete using PolyLevel® Injection Foam. Once the driveway was flat and even, then the crew would seal the cracks using NexusPro sealant. The homeowner agreed to this plan and scheduled a PolyLevel foreman and team to come out to the house. This project was completed by Domonique and his team. The homeowner was happy with the final results!

Warren, MI Concrete Leveling and Repair Prepares Home for Sale

An older homeowner in Warren, MI was able to get the help they needed thanks to their adult child. Together, they contacted HomeSpec Waterproofing and Foundation Repair regarding their concrete issues. The homeowner was preparing to sell the house and wanted to ensure there would be no issues during inspections. It was important that they get the maximum property value. HomeSpec sent one of their project managers out to the house for a free inspection and to develop a repair plan.


There were a couple of areas surrounding the home where concrete had sunk and cracked. These issues created steeper steps and tripping hazards. The project manager proposed letting the HomeSpec team use PolyLevel® Injection Foam to raise the concrete to its original position and level the area. Then, they could repair the cracks and joints by using NexusPro sealant. Lastly, the concrete would have SealantPro applied to protect it from the elements. The homeowner agreed to this proposal and planned to have HomeSpec move forward with the project. A PolyLevel foreman, Fred, led a team in this endeavor. Together, they were able to raise the concrete slab the entire height of a brick, making the step less steep and less of a tripping hazard. The homeowner was happy with the final results!

Once the crew was done, they made sure the homeowner was happy with the final result.
