Sinking Concrete Basement Floor, Markham ON

Canadian Concrete Leveling has incredible success fixing slab-on-grade floors for homeowners. A side-split house in Markham, ON, for example, had a basement floor that had sunk over 2 inches in many areas causing a tripping hazard for the family. This issue also caused delays with selling the house. Many potential buyers were not willing to make an offer based on the condition of the floor.

Paul Mendell, one of our Project Leads, met with the homeowner to explain how our PolyLevel® Injection System could level and stabilize the floor. The homeowner was excited at the thought of finding a workable solution finally. Our Foreman, Billy McKeown, and installation team lifted the floor by injecting our high-density polyurethane formula through dime-sized holes in the concrete with minimal disruption to the rest of the concrete.

The homeowner was extremely surprised at how cost-effective the repair was and fixed in a matter of a few hours. Since the floor was level again, even the basement doors could close properly. With the floor issues eliminated, the homeowner could go ahead with their plans to continue showing the house to prospective buyers.

Sunken Front Steps Cause Tripping Hazard in Brampton, Ontario

A homeowner in Brampton was having trouble with their front steps. They began sinking a few years ago and kept progressively getting worse each year. The backyard patio also had a few slabs that were sinking towards the foundation. The issue with the concrete in the backyard stemmed from poor compaction when the patio was originally poured. Since the soils around the house were fairly loose when the patio was poured, the weight of the concrete compressed these soils leading to settlement in various areas. The front steps also suffered some settlement, however, there was also a large gap between the steps and the stoop which allowed for water to penetrate and wash away the substrate leaving gaps that the concrete then sunk into.

The customer’s mother lived with him and he was quite concerned that the large step at the front would make it difficult for her to enter and exit the house. The customer’s children also played basketball in the backyard on the concrete patio and he was concerned that the pooling water and trip hazards could be a safety issue.

The customer called Canadian Concrete Leveling to repair the issue. Foreman Kyle McKeown injected Polylevel polyurethane beneath the concrete to lift and level the concrete. Our expanding polyurethane compresses the substrate and then lifts the concrete, thus ensuring that the area is protected from further settlement.

The customer is satisfied that all the trip hazards have been removed from the concrete around his home and his patios are no longer sloping towards the foundation.

Sunken Front Steps & Patio Leveling Repair in Brampton, Ontario

A homeowner in Brampton, Ontario was dealing with increasingly unsafe conditions around their property as the front steps and backyard concrete patio began to sink over time. What started as minor settlement gradually worsened, creating a noticeable height difference at the front entrance and uneven patio slabs in the backyard. The front steps had developed a significant gap between the steps and the stoop, allowing water to seep in and wash away the supporting soil beneath—accelerating the sinking and creating a serious trip hazard. In the backyard, the concrete patio was also settling toward the foundation due to poorly compacted soil during the original installation, leading to sloping surfaces, standing water, and additional safety concerns.

With an elderly family member regularly using the front entrance and children playing on the backyard patio, the homeowner needed a safe, reliable, and long-term concrete repair solution. They turned to Canadian Concrete Leveling for professional concrete leveling and lifting. Using the advanced PolyLevel® polyurethane injection system, the team carefully injected expanding foam beneath the sunken concrete steps and patio slabs. This process lifted the concrete back to its proper position, stabilized the loose underlying soil, and filled any voids to prevent future settlement.

Unlike traditional mudjacking or full concrete replacement, PolyLevel® offers a fast, clean, and minimally invasive solution with long-lasting results. Once the repair was complete, the front steps were restored to a safe and even height, eliminating the tripping hazard at the entrance. The backyard patio was also fully leveled, correcting the slope away from the foundation and preventing further water pooling. The homeowner can now feel confident knowing their property is safer for their family, with stable, properly supported concrete surfaces built to last.
