Sinking Front Steps Force Elderly Parents to Stop Visiting in Georgetown, Ontario

Doing what we can for our families is essential to most people. We take care of our kids when they’re sick, and we do what we can to make our parent's lives more comfortable as they grow older.

A customer in Georgetown, Ontario, had a sinking front step that was causing some trouble. The homeowner’s elderly parents would often visit but walking up the steps was becoming more of a challenge each time.

After reaching out to Canadian Concrete Leveling, the customer met with Project Manager Paul Mendell. Paul showed him how our PolyLevel® system could lift and level concrete, and the customer booked a date for the repair. 

Foreman Kyle McKeown used our PolyLevel® high-density polyurethane to lift and level the concrete. He injected the solution through dime-sized holes where it expands beneath the concrete, lifting the slab and compressing fill soils. To complete the repair, Kyle patched the holes with fresh concrete.

The homeowner is very happy that the steps are safe for his parents again, and he’s glad he didn’t wait any longer to fix the problem.

Double Trouble, Hamilton, ON

Double trip-hazard threat had homeowners in Hamilton, ON, worried that friends and family could be hurt using their front steps or crossing the threshold leading into the garage. Once the homeowners discovered Canadian Concrete Leveling, they were excited to book an appointment for a free quote. Our Project Manager Danny Dos Santos inspected the property and let the homeowners know that our PolyLevel® system would fix all of the concrete issues. Our polyurethane injection system is a hydrophobic, lightweight and permanent solution. The homeowners wanted to learn even more about our PolyLevel® system once our production team arrived. Tripping Hazards Around Home were Dangerous for Grandkids, Hamilton, ON

A pair of elderly homeowners from Hamilton, Ontario, called Canadian Concrete Leveling regarding various tripping hazards around their property. They didn't think there was much of an issue until one day their grandson had a near trip from a sinking concrete slab. After that moment, they wanted to make sure that was the only one. Then they found more and more. The homeowners took pride in the maintenance around their property, even the concrete, so the concrete was in excellent condition minus the sinking. Our Project Manager, Danny Dos Santos, arrived to investigate the issue better and get to the bottom of these treacherous walkways. He concluded that the best approach would be two systems, one being our PolyLevel® injection, and the following would be NexusPro® sealant. In tandem, they will lift the concrete, stabilize underneath, and seal off any joints where water can enter. Danny explained how each system worked, and the homeowners said, "That sounds like magic, let's do it!".

            Our Installation Specialists, arrived to transform this home from a tripping nightmare to a safe haven. They began by drilling dime-sized holes into the lower points of the concrete that will hold our PolyLevel® system. After the injections are made and the concrete has achieved the desirable height, it is time to seal the joints with our NexusPro®. Nexus is a great, waterproof, chemical-resistant joint sealant that does not crack and dry out. The homeowners were delighted with the work that everyone had done, from the initial call to the clean-up on-site. The grandparents now had peace of mind that the kids could traverse the property without running the risk of tripping. 

Look Out Everywhere! Widespread Concrete Settlement Repair in Hamilton, Ontario

In Hamilton, a homeowner was facing an increasingly serious safety issue as multiple areas around the property began to shift and settle. Over time, sections of the driveway and front porch had dropped and separated, creating uneven transitions and unexpected height changes that made everyday movement around the home risky. Several falls had already occurred due to the shifting concrete, which became especially concerning for the elderly resident living in the home.

The driveway, made up of large concrete sections, had gradually moved as the underlying soil shifted and settled. These movements created wide, uneven joints between slabs that became clear trip hazards. As settlement continued toward the front porch, the concrete at the entrance also began to sink, exposing parts of the home’s foundation. This not only created a more prominent step into the house but also raised concerns about water intrusion and long-term foundation exposure, especially during heavy rainfall or freeze-thaw cycles.

Rather than opting for a costly and disruptive full replacement, the homeowners began searching for a repair method that could stabilize and lift the existing concrete. They contacted Canadian Concrete Leveling for an on-site evaluation and solution. After a detailed inspection, a targeted lifting plan was developed to address the most severely affected sections of the driveway and porch.

Using the PolyLevel® polyurethane injection system, small access holes were drilled at key settlement points across the slabs. High-density structural foam was then injected beneath the concrete, where it expanded to fill hidden voids and stabilize the weakened soil base. As the material cured, it gently raised the sunken slabs back toward their original position, realigning the joints and restoring safe, even transitions across the driveway and entryway.

Once the work was complete, the driveway and porch were leveled, the trip hazards were eliminated, and the foundation exposure was reduced. The homeowners were surprised by how efficient and minimally invasive the process was, especially compared to the idea of full replacement. Most importantly, they now have a safer, more stable entrance to their home and peace of mind knowing the settlement has been properly addressed.
